Occupied Staging Services:

Consultation and Detailed Staging Report - $250

In this intensive and fun two-hour consultation, we will be using a detailed Staging Report/Checklist to write down everything that needs to be done to get the home the best price possible!

We start with a phone interview, so I can research your buyer demographic and prepare for our Consultation time
Using a photo-filled, detailed staging checklist we walk through the home and discuss optimal, BIG return-on-investment, staging strategies that are designed to have big, emotional impact on your buyers
The detailed report also includes my essential "Open House Checklist" and "Closet Organization Checklist"

*If the home is larger than 2000 sq. ft. with multiple staging areas, there will be an additional time cost to cover the larger home and additional time spent on the project.

Power Staging and Mini-Makeover - Starting at $750

This staging service is all about rolling up our sleeves and physically staging the main areas of the home (up to four rooms/spaces) based upon the Staging Report recommendations. This service includes:

Kitchen staging and organizational strategies
Main living area staging and set up of emotional connection points
Main bathroom design
We will bring in gorgeous staging accessories in order to give you a visual shopping list of what to purchase to modernize the spaces and get higher impact photos
Time permitting, we will take on other key living areas to make your home "show ready"

*Photographs of the transformations will be taken as we go. Home must be prepped and cleaned prior to stager arriving.
(This service can take up to four hours in the home with two hours planning/prep time. Any additional rooms/spaces reverting to a $125 hourly rate).

Ultimate Staging and One-Day Make Over - Starting at $1150

This service extends our time together to include a day of rolling up our sleeves and following the detailed Staging Report to tackle the main areas of the home (up to six rooms/spaces) while staging for photos. This service includes:

Kitchen staging and organizational strategies
Main living area staging and set up of emotional connection points
Main bathroom, master bedroom and bath design
Time permitting, we will take on other key living areas to make your home "show ready"
We will make HUGE transformations using what you have to make the most of each space!
We will bring in gorgeous staging accessories in order to give you a visual shopping list and get higher impact photos

Shopping services and Trade discounts - Starting at $75 per hour
